This is just ridiculous, to add another tax on purchasing property!

Ok, it may be a small tax, but it's just more red tape. Why not just increase the stamp duty amount a little instead if they are that desperate for more money?

It's not necessarily a tax on investors either, because it is paid up front. Therefore, if your investment ends up being no good, you make a loss on your investment and still have paid the tax!

Is this only a NSW state tax?

The organisations who collect auction data tend to adopt varying geographic definitions for each city that the auction results relate to. For example, city centre vs CBD.
Australian Property Forum's auction results thread includes clearance rate data from APM, RPData and the Real Estate Institutes. These are published each Saturday evening
Auction Results Sydney
Some organisations, including some real estate bodies, include even properties that sold after auction in the total sold figure. This results in a higher reported auction clearance rate.
The most useful "bottom-line" auction clearance rate calculation includes all reported auctions, even those auctions that were initially listed but then withdrawn prior to the arranged auction date.
Auction Results Melbourne
The inclusion of some or all of the five potential auction result outcomes in the clearance rate calculation will obviously affect the initial reported auction result.

It's a cool trend i think. It means that people are getting smarter. If it means that young people can start out with a property up their sleeve, i say good on them. Thanks for the post!! It was a good read.
Kind Regards,

Real estate investment are always great investments as it is an hedge against inflation specially now as in seems the property value is on the raise. I stumbled upon some great properties in Queensland I think they are worth investing since their value is on the raise.

And by the way great post for very good and exciting news.

John makes some great points. I also see the 'renter-investors' using this strategy as also a way to maintain flexibility in living locations and lifestyles. Instead of being tied to the one home and one lifestyle, renting allows people to chase various lifestyles(beach, city etc) or, perhaps job opportunities in other countries or, other locations. The 'renter-investor' strategy provides people peace-of-mind that they do have a home in need and that one day they can enjoy the equity that the apartment hopefully brings.
